Routine Roof Maintenance

Excessive debris from trees causes gutters to clog and back up with rain water. When this happens the gutters begin to fail in two ways.
Water backs up under the shingles and behind the gutters. This gutter failure causes water damage to the decking under the shingles and the wood fascia and eaves of the house.
Gutters that are consistently clogged and retaining water for long periods of time begin to sag and pull away from the house compromising the function, and often damaging the house where the gutters are affixed.

Exposed Fasteners

As time goes by and houses shift with the movement of the ground, fasteners (nails) used to install ridge shingles have a tendency to “pop” and break away from the shingles and sealant exposing them to the elements leaving gaps around the nails.

Exposed fasteners allow water to seep in and cause slow unseen damage. Ann Aaron’s routine roof maintenance inspects for exposed fasteners to repair and reseal.

Metal Screw Replacements

Many people with metal roofs are not aware that the metal screws used to affix metal panels are supposed to replaced every 2-3 years. The rubber gasket component of these screws breaks down over time rusting out the screw and slowly rusting the surrounding metal.
